THE OPPORTUNITY

What makes
Kamui different?

A mountain that’s already here

Kamui Ski Links is an established ski area known for its light, dry powder snow, tree skiing, varied terrain and authentic Japanese mountain experience.

The planned residential village will build on that existing attraction rather than relying on the creation of an entirely new ski destination.

A village with a shared vision

Our ambition is to create a connected village with thoughtfully designed homes, planned hospitality and wellness facilities, and places for residents and visitors to come together.

Just as importantly, we’re building towards a community of people who share a love of the mountains, adventure and Hokkaido.

A gateway to Central Hokkaido

Approximately 30 minutes by car from central Asahikawa, depending on driving conditions, Kamui benefits from proximity to an established regional city and access to the broader attractions of Central and Northern Hokkaido.

Access to a regional city and workforce is an opportunity, not a guarantee of staffing or delivery.

DEVELOPMENT & ADVENTURE, TOGETHER

A destination being built for the future.

Hokkaido Global is coordinating the residential masterplan, infrastructure planning and wider resort vision.

Through Miura Snowsports and Miura Adventure, the group is also involved in creating the winter and summer experiences that give the destination its character.

The proposed village and future facilities remain subject to approvals, agreements and delivery.

Investment FAQs

Frequently asked questions about purchasing, development delivery, building a villa, ownership costs, property management and the considerations involved in an emerging resort destination.

This page provides general information only and does not constitute financial, legal, tax or investment advice. Prospective purchasers should obtain independent professional advice and verify all current information before making a purchase decision.

Why consider Kamui Resort rather than Niseko or Furano?

Niseko and Furano are internationally recognised mountain destinations with established property markets. Kamui offers something different: the opportunity to become part of an emerging Japanese alpine village built around an existing ski mountain.

Kamui Ski Links already provides outstanding Hokkaido powder skiing, varied terrain and established mountain infrastructure. The new resort village is being developed alongside this existing attraction, bringing residential land, planned hospitality, wellness and community facilities together within a coordinated masterplan.

Kamui also benefits from its proximity to Asahikawa, offering access to the conveniences of a major regional city and the extraordinary experiences of Central and Northern Hokkaido.

For purchasers looking beyond traditional resort property ownership, Kamui offers the chance to create a mountain home and become part of a community shaped by adventure, lifestyle and a shared sense of belonging.

Purchasers should compare locations, ownership costs, development progress and market conditions rather than assume that one destination will deliver better financial returns.

What makes Kamui different from other emerging resort developments?

One of Kamui’s greatest strengths is that the mountain already exists.

Kamui Ski Links is an established ski area with a gondola, five chairlifts, approximately 600 metres of vertical terrain, groomed slopes, tree skiing and the light, dry powder snow for which Hokkaido is famous.

Alongside this established mountain, Hokkaido Global is developing a Japanese alpine village across a total resort landholding of approximately 39 hectares.

The vision extends beyond individual villas. It brings together thoughtfully designed mountain homes, planned hospitality and wellness facilities, adventure experiences and places for people to gather.

Importantly, we’re creating a community. Our ambition is to build a village where owners and visitors share a love of the mountains, experience Hokkaido throughout the seasons and develop genuine connections.

The combination of an operating ski mountain, a coordinated development vision, access to Asahikawa and a strong focus on community distinguishes Kamui from many projects beginning without established mountain infrastructure.

Is there already demand for property at Kamui Resort?

Yes. Kamui’s initial residential land releases have attracted buyers from Japan and overseas, including Singapore, Taiwan, Australia and the United States.

The first West Village land release was fully reserved, and subsequent releases have continued to attract interest from purchasers seeking a mountain home and the opportunity to become part of the emerging Kamui community.

This early interest reflects the appeal of Kamui’s location, established ski mountain, lifestyle opportunities and longer-term village vision.

The growing international mix of prospective owners is particularly encouraging as we work towards creating a welcoming community of people who share a passion for Hokkaido.

Current plot availability and pricing should always be checked through the live Land Purchase listings. Reservations are not equivalent to completed settlements and do not guarantee future demand, rental performance or property values.

Why is Kamui's proximity to Asahikawa important?

Kamui Resort is approximately 30 minutes by car from central Asahikawa, depending on road and weather conditions.

This gives owners the freedom to enjoy the peace and natural beauty of a mountain setting while remaining connected to the restaurants, shopping, medical facilities, transport connections and everyday conveniences of a major Hokkaido city.

Asahikawa is also an important regional centre for construction services, suppliers, employment and tourism, providing practical advantages for a developing resort.

The city and wider region also attract visitors throughout the year. This supports Kamui's positioning as both a mountain destination and a gateway to Central and Northern Hokkaido, rather than a stand-alone winter enclave.

Can Kamui become a genuine four-season destination?

Four-season tourism is a core part of the Kamui strategy. Through Miura Adventure, Hokkaido Global has introduced and is developing activities including mountain biking, e-biking, stand-up paddleboarding, water trekking and a host of additional adventure experiences to come.

The wider region also offers hiking, cycling, golf, national parks, cultural experiences and seasonal food tourism. Hokkaido Global is developing multi-day itineraries and travel-trade partnerships designed to connect Kamui and Asahikawa with destinations across Central and Northern Hokkaido.

This strategy may create opportunities for owner use and rental demand beyond the ski season. Actual occupancy and rental performance will depend on the property, visitor demand, operating arrangements and the continued development of Kamui's year-round tourism offering.

What is the significance of the planned hotels, wellness and commercial facilities?

The residential village is one part of a broader resort plan that includes areas intended for hotels, branded residences, wellness, restaurants, retail and other visitor amenities.

Hokkaido Global has been progressing discussions with potential development partners for several accommodation and commercial concepts. Akasha Sanctuary is also progressing a regenerative lifespan/wellness concept within the resort.

If delivered, these facilities would broaden the guest experience, raise the destination's profile and provide additional amenities for owners and visitors. However, individual projects remain subject to commercial agreements, finance, approvals and construction programmes, and should not be regarded as completed or guaranteed until formally confirmed.

What is Hokkaido Global's role in developing Kamui Resort?

Hokkaido Global Co., Ltd. is the company leading the development of Kamui Resort. Its Japanese and international team brings together experience in resort development, property, tourism, marketing and adventure operations.

The leadership team includes co-founder and director Nigel Abbott, whose experience includes helping shape Hanazono Niseko into one of Hokkaido’s leading international resort destinations, and renowned adventurer and Olympian Gota Miura, who brings a lifetime of experience in snowsports, outdoor adventure and destination experiences.

Hokkaido Global’s role extends well beyond residential land sales. The company is responsible for the resort master plan, civil infrastructure, development coordination, and the proposed new lift and associated terrain. Through Miura Snowsports and Miura Adventure, the group is also developing the winter and summer experiences that will support Kamui’s growth as a four-season destination.

This integrated approach allows the physical development of the resort, its mountain infrastructure and its tourism operations to be planned together—creating a coordinated destination rather than simply a collection of property developments.

Can owners generate rental income from their property?

The resort's management model is being developed to allow owners to participate in a centrally managed accommodation programme, subject to the required licences, property eligibility and operating arrangements.

Kamui Resort Services Co., Ltd. is intended to manage services including property management, accommodation operations and guest experiences. Owners may be able to make an eligible property available for short-term accommodation when they are not using it themselves.

Rental returns are not guaranteed. Performance will depend on the property's design and availability, guest demand, occupancy, nightly rates, operating costs, management fees, taxes and applicable licensing requirements. Any financial projection should be assessed separately for the individual property.

What are the development timeframes and investment risks?

Kamui is an emerging resort development, and purchasers should distinguish between the existing Kamui Ski Links operation and the new residential village and future resort facilities.

Development of Kamui Resort is progressing, with civil infrastructure works planned to commence in January 2027. These works will establish the essential infrastructure for the residential village, with villa construction anticipated to begin from September 2027.

The development will be delivered in stages, with construction schedules subject to seasonal conditions, contractor programmes and other project requirements.

The proposed lift, hotels, commercial facilities and other resort components are planned for subsequent development stages. Risks include approval and construction delays, cost increases, changing visitor demand, currency movements, property liquidity and the timing or delivery of supporting infrastructure. Purchasers should take independent legal, tax and financial advice and consider whether the investment suits their objectives and intended holding period.
